Sure! Incrementalism is all about taking small, manageable steps rather than trying to do everything at once. Most people think they need to gather a large group, find the perfect property, and secure all the financing simultaneously. That’s a big ask! Instead, if you start small, you can build momentum over time.

That makes a lot of sense! Can you give us an example of how you’ve applied this in your own life?

Expert

Definitely! I live in a place called Radish, where we began with just three co-owners. Over the years, we expanded to 20 adults living in 10 homes, plus more nearby. It didn't happen overnight; we used a few strategies to grow incrementally.

What were some of those strategies?

Expert

We focused on three main methods: first, we constructed new buildings, like our two accessory dwelling units, or ADUs. Second, we acquired neighboring properties as they became available. And third, we subdivided existing spaces to accommodate more people, turning a living room into an extra bedroom, for example.

I love that! It sounds like you really adapted to the situation as it unfolded.

Exactly! The key is to think about how you can gradually add to your community. Instead of planning for a big compound for ten friends all at once, ask yourself, 'How can I get 1-2 friends in nearby homes every couple of years?' It may feel slow, but over time, it builds up.

That sounds so much more manageable. What tools do you recommend for someone looking to start this journey?

Expert

I have four tools in mind. First is the 'live near' approach. Look for homes within a five to fifteen-minute walk rather than insisting on a single property. This gives you more flexibility.

Expert

Second, consider renting to strangers before selling to friends. This helps you gain some experience with the property and community before making big commitments.

Third, keep an eye on local real estate trends. And finally, foster a culture of openness where friends feel comfortable moving nearby. It’s about creating a welcoming environment.
